Hey there, future Airbnb host! I hear you are thinking of opening your doors to strangers and becoming a hostess with the mostest, like me?

So let’s dive into the nitty gritty and all the essentials of setting up your rental for success on Airbnb ( and learning from all my trail and errors so you don’t have to!).

Here’s how to make sure your guests have an unforgettable experience and you can sleep peacefully knowing you’ve got the upper hand of walking it out with me and learning from all my past hiccups:

FOUNDATION FIRST: CLEAN AND DECLUTTER LIKE A PRO

We have to start with a strong foundation, which means cleaning and decluttering like a pro. For me, finding and vetting a great cleaning company was my saving grace to ensure I had all hands on deck and eyes that were reporting anything missing or in need of repair. First impressions matter! Before your guests arrive, give your space a thorough cleaning and decluttering session. Think sparkling clean surfaces, fresh linens, and tidy spaces.

INVEST IN QUALITY AND CREATE COMFORT

Invest in having cleaning products at hand and provide the extra dish soap and paper towels; trust me, it’s worth the upfront cost! Investing in quality linens and towels will make your guests feel pampered and cared for right from the start. This has become one of the reasons we have repeat customers who, before leaving, have already booked their next vacation with us. We have upheld our side of the bargain by looking like our photos and providing a clean “home” for their stay.

CREATE A HANDY HOME GUIDE

As an Airbnb guest, I loved this feature, so I quickly knew my Airbnb needed it too! Take the time to create on Canva or even find printables on Etsy with quick fill-in home guides. Help your guests navigate your neighborhood like a local by creating a handy guide. Include recommendations for nearby attractions, restaurants, and activities. Don’t forget to outline your house rules CLEARLY (print this out in a couple of places and have them sign a document stating these rules—this sets expectations and ensures a smooth stay for everyone).

 

SIMPLE YET INVITING DECOR

Keep decor simple yet inviting to create a welcoming atmosphere with tasteful touches. When decorating your Airbnb, consider the location and the type of vacation your guests are having. If it’s in Nashville, you might want to include quirky neon signs and antlers; if the house is on the water, opt for neutral colors and durable furniture that appeals to a broad audience. A few thoughtful touches like artwork or accent pillows can make all the difference without overwhelming your space. Ensure that nothing is too precious to be broken or taken, as this is a reality of hosting on Airbnb.

PERSONAL TOUCHES FOR A WARM WELCOME

Make your guests feel special with personal touches. Fresh flowers in a vase, a welcome basket with snacks, or a handwritten note can create a warm and inviting atmosphere. These small gestures show that you care about your guests’ comfort and enjoyment. One of my favorite gestures is having a champagne bottle for a toast for my guests. If I know it’s for a special event like a birthday, I fine-tune it to that occasion. Nothing quite says “5-star stay” like being welcomed by a personalized hello.

STAY CONNECTED WITH YOUR GUESTS

Stay connected with your guests throughout their stay. Respond promptly to inquiries and be proactive in addressing any needs or concerns they may have. A little bit of attentive care goes a long way in earning those glowing reviews and repeat bookings.
